This week at our Agent First Summit, we were delighted to welcome Glennda Baker, TikTok and real estate superstar from Atlanta! Glennda has some great tips for using TikTok as real estate agents.
Glennda is as successful as you can get as a real estate agent. She is on the Atlanta Real Estate Board and has won TONS of awards for her excellence in real estate. She focuses on people and just lets real estate get in the way. Glennda truly loves working with clients from all walks of life and is pretty darn great at it.
Although she used to focus on sphere marketing and referrals to get clients, in recent years Glennda has begun to take advantage of the power of social media. Now, Glennda dropped by to share some of her expertise with us on using TikTok for real estate agents!
Getting Started With TikTok for Real Estate
Glennda started off using TikTok for fun, but within a few months, she started sharing some videos about the houses she was asked to sell. She began by pointing out problems in homes and offering some tips for taking care of homes before selling.
These “advice” videos became extremely popular, and Glennda decided to keep working on them. By taking tips from Matt Hussey, dating coach, she built her own successful TikTok channel.
While at a conference with her coach Tom Ferry, she decided to go all in on TikTok for real estate. She took it so seriously that she actually hired a videographer that works with Fortune 500 companies!
How She Finds TikTok Content
So, how does an agent get started in the TikTok business when there are so many other voices out there? Just like with any other type of content: by listening to clients. Glennda doesn’t come up with all her content off the top of her head. She works hard to answer the questions that people WANT to hear answered.
Glennda keeps track of ALL comments and questions from her TikTok feed and builds content to reply. She also follows other influencers to develop patterns and understand the importance of delivery.
By drawing from her audience and from other creators who have a big audience already, Glennda builds on the two most important aspects of creating content–making it meaningful and making it accessible.
How She Records Her Real Estate TikTok Content
How does such a busy agent have time for all this recording? If you’re asking this question, you’re not alone. We all have a ton on our plates! Thankfully, it’s not as hard as you might think.
Glennda shoots her videos for a month all at once–11 hours of video in one day. The rest of the month she takes notes, replies to comments, notes down comments she wants to respond to in videos, and prepares for distribution. To get the most out of her content, she takes one video and breaks it up into content for TikTok, LinkedIn, and Instagram.
When recording her content, Glennda works hard to make it look both crisp and personal since she offers both professional advice and personal tidbits. To help her feel more comfortable and relatable, Glennda usually talks to someone off-camera, using a friend to maintain her energy and keep her from sounding robotic. Glennda also uploads her own videos to most platforms to make sure her voice comes through on every headline.
To maintain a personal appeal in all the content, Glennda’s videographer leaves the camera on all day when they’re shooting. In this way, they can get more candid shots that show who Glennda genuinely is. With that genuine content, Glennda is able to provide a more nuanced view of her personality, which is exactly what social media followers love.
In her search to be genuine, Glennda finds inspiration from Tom Bileau, a man whose interview style is always compassionate and vulnerable. She wants to work like him by sharing her heart with those who watch her videos. For Glennda (and for any successful content creator) it’s not all about getting business, it’s about building relationships.
How She Improves
Not all content goes viral, no matter how good a creator is. It’s hard to gauge what will work sometimes–you have to try new things and just see what gains attention. Glennda suggests that you try to take new ideas you see from other influencers and revamp them with an eye towards real estate.
Try each idea for 3-6 months and keep an eye on the analytics to see what works where. Watch to see what people like the most, whether it’s an outfit, a subject, a location, or a certain type of advice. Once you see what people love, find new ways to iterate that content over and over again.
What Works For Glennda
There are a few things Glennda likes to focus on when building her content:
- Offering real information and being genuine.
- Sharing real-life stories–agents have interesting lives!
- Sharing the struggle and how to overcome it.
- Taking risks and assessing the results.
People are looking for behind-the-scenes content. They want to feel connected and part of a story. They want to know what you can overcome, both as an individual and as an agent. If you only share business-focused content, you’ll quickly bore them.
Whatever social media content you want to create, keep these tips in mind. Be genuine, be vulnerable, and take chances. You might not win at everything you try, but if you keep on pressing and creating more every day, you’ll begin to build the relationships you need to succeed on your chosen social media platform.
