The Perfect Real Estate Video Funnel for Listing Agents

As a listing agent, you are no stranger to the importance of real estate video. You’ve probably been using it for years. But have you ever thought about how important those videos are to your overall real estate video marketing strategy? If you’re not leveraging real estate video in your marketing funnel, you’re missing out on an enormous opportunity to grow your business exponentially. 

So what kind of real estate video should you create for your perfect seller funnel? And where do you start? Well… there are five distinct types of videos:

a. Acquisition Video

This is the first and most important real estate video to create in your seller video funnel. The goal of this video is to attract sellers in need of a real estate agent. You want them to know how you will help them sell their home quickly and for the best price possible. You’re speaking to homeowners directly! A good example would be “How to sell your house in Dallas” or “Is now the right time to sell your house?” The more specific and focused on a particular market your acquisition video is, the better!

In other words, with this type of video, you’re acquiring new real estate clients to work with by speaking directly through these “acquisition videos.” Think of it like videos that are specifically created for seller lead acquisition.

b. Listing Appointment Video

Once someone reaches out to you, you have a conversation and send them the appointment video. This lays the groundwork for what they expect at your listing appointment and why they need to choose you over the other agents. 

It could be as simple as thanking them for contacting you and expressing your excitement about their listing appointment. However, it’s essential to keep in mind that this is an excellent opportunity to highlight your experience, knowledge, and expertise so that when the client meets you in person, they already have a sense of who you are. 

You will also share with them the benefits of working with you as their listing agent and give them an idea of what they can expect at their listing appointment. 

c. Post-Appointment Video

You send this immediately after the listing appointment, thanking them for their time and sharing what they can expect next. By doing this, you’re also reducing the number of follow-up emails and calls you’ll have to deal with during the process by providing them with one single place to look for all their questions. 

So in this video, you want to be very helpful…inform them of what they need to do to prepare their home for sale. And, of course, let them know when to expect the lockbox on their door, the yard sign out front, and everything YOU do to get the home ready for market. 

It is recommended to send out this video shortly after leaving the appointment so that your potential buyer is still fresh on their mind and ready for action.

d. Workflow Video

This video will walk home sellers through every step of their home going on the market, from going active on the MLS to closing day.

This in-depth approach will allow your clients to be “in the know” throughout the entire selling journey. So you will be providing a unique client experience, you’ll reduce the number of calls, emails, and texts asking you questions (so you save time), and you’ll also be able to use this to prospect new clients! 

e. Home Sold

This is where you congratulate your client on selling their house and give them tips on what they should do now. For example: “Congratulations! Now that your home has sold, be sure to store your documents in a safe place. You must also update your address with the post office if you haven’t done so already!”

You can also leverage this opportunity to ask for a review and a referral. Ask them to LET their FRIENDS know you used a real estate agent. Homesellers are such a magnet for questions about real estate—this is when they will get the most questions about a real estate agent—you want them to say they used YOU!
