Today, the easiest way to generate real estate leads through video marketing is by focusing on new home sales. New construction is the biggest opportunity real estate agents have to get the highest return on investment.
People are interested in buying new homes—according to NAR, new homes make up nearly one-third of inventory right now and that percentage is expected to rise. Builders are happy to offer real estate agents and buyers great deals and incentives for purchasing those new homes. If you’d like to make the most money possible, new construction is the best way to go.
How To Sell New Homes and Generate Real Estate Leads with Video Marketing
Follow these steps to sell new homes and start building your real estate video marketing business.
1. Find a New Build Community
Ideally, find a large master-planned community with multiple builders. Most master-planned communities come with many amenities and offer great perks to residents. Plus, more builders equals more variety in home options for potential buyers.
2. Visit the Community To Meet the Sales Associate
Again, it’s best to start with a larger community as they will usually have a sales associate staff member on-site pretty much all the time. You’ll want to meet with the sales associate and ask probing questions about:
- What the community offers
- What incentives or perks you and your buyers can take advantage of
- What legalities or rules you may need to know
- Etc.
Thankfully, sales associates know exactly what they’re doing, so you will likely get a great run-down without much trouble. Once you know the associate, you can bring buyers to chat with them about the best floor plans and homes to fit your buyers’ needs.
3. Record the Following Videos (All You Need Is Your Phone!)
Get your phone and start recording videos. It’s easy, cheap, and the fastest way to start building up your real estate video marketing presence with new construction. Begin by filming the following:
- Community Video
- Record a video about the entire community, highlighting the builders, the types and sizes of homes being built, and the general prices. Add in extra information about community amenities as appropriate.
- Sales Associate Video
- Record an interview with the sales associate. Ask them about the builder, the type of product they build, where they build, and why home buyers choose them.
- Model Home Videos (as many as you can)
- Record property tours of each of the model home(s) available. Include prices and personalization options as appropriate.
- Available Inventory Videos
- Record any additional homes that have been built already and not yet sold. This will give you more videos and enhance your knowledge of the community!
4. Upload Videos To YouTube
You don’t need any fancy editing for this step. You can get cheap or free software like Adobe Creative Cloud or iMovie. Or you can hire an editor to help you with this.

5. Get Leads!
Look, I know this sounds super simple and maybe too good to be true…but the truth is, it IS that simple! This is what allows agents in our group to get so much done so quickly, without wasting a bunch of time filming.
There have been cases where we have gone to communities and walked away with 10+ videos ready to be uploaded (after editing, thumbnail creation, optimization, and such, of course). All of that filming can literally be completed in one morning! There’s no need for you to take out multiple days for this work.
So, with a couple of hours worth of work, you’re going to get content that could last you a full month. More importantly, this content is something that will actually generate real estate leads for you en masse!
Real estate video marketing really is that simple. Take the first step today and see the leads rolling in. And again, be sure to reach out if you have any questions about video editing that we can help you with.
