Get More Real Estate Leads on Social Media

I’m sure you’ve heard many agents bragging about how many clients they’re generating from social media. Every other YouTube video and podcast is featuring these agents and their success stories! If you’re like most agents, you’re probably watching and wondering…“how on earth are they getting so many real estate leads from social media?”

Well, while it may seem like you’ll never make it to this level, the truth is it actually isn’t hard. If you want to generate real estate leads on social media too, you can! I’m going to show you the EXACT method my agents are using to generate tons of social media leads RIGHT NOW (we’ll focus on Facebook in this example).

Step 1: Secure a Property

Your first goal is to secure a property that you think would make a good investment property.

So, head over to your MLS and search the area you’re most familiar with (probably the area you farm). Apply filters that you feel would be appropriate to find a potential investment property.

Likely, you already have a good idea of what a decent home should sell for in that area. Here, you want to try applying price filters BELOW the price you expect to see if there are any homes that are undervalued. There’s a good chance that a property priced below average simply needs some work!

Now, start doing your thing. Remember, you’re a real estate professional! You have been trained to discern if a property might be a good acquisition for a potential investor. So, shop around and find one you think looks good, one that you would recommend to a friend or client.

Once you have the property that fits the bill, grab a picture of the inside of the property, ideally the kitchen.

Step 2: Assemble Your SMAs

What is an SMA, you ask? It’s a Social Media Avenger, of course! An SMA is a member of your family or a friend who is devoted to your success and will share the heck out of anything you post.

For example, my two sisters are my main SMAs. They share EVERYTHING I post, even if it has nothing to do with their connections. They’re the ones I can rely on to help me out even if it does nothing to help them.

You may not have any siblings interested in helping, but you should still be able to find a few people who genuinely want to support your work. If you possibly can, get at least five SMAs and write them down now—you’ll be coming back to them periodically!

Now, DM those five people the following message:

Hey, HUGE favor! I’m about to post about a potential investment property that I think is a great opportunity for those wanting to pick up a fairly cheap investment property.

Could you help me by sharing the post, please? I’m just asking for a share…that will really help me with the algorithm. Thank you!

If you selected the right people as your SMAs, they’ll gladly agree and be ready to share when the time comes.

Step 3: Publish the Post

Now that you have everything in place, unleash the beast! All you have to do now is make the post that will bring in people by the thousands.

First, grab the image you chose in step one. Then, add this caption:

Investor friends, I found a property with huge investment potential today. Let me know if you’re looking to pick up your next investment property!

Now, in the coming hours, you can expect a flood of people commenting and hitting you up in your DMs. You’ll also get a few of your SMAs sharing this post automatically because, again, these are people that always share your stuff anyway.

However, we’re not here to leave the success of this post up to chance or to the algorithm.

Step 4: Comment & DM SMAs

While your post is gathering comments and exposure, it’s time to go back to your SMAs and let them know it’s live. But you’re going to take it further (remember, we are not leaving this up to chance).

In the DM, you’re going to thank them for agreeing to share the post. Then, simply link the post itself in the DM so all they have to do is click on it and then hit share to put it on their feed. Here, you’re reducing the friction of this HUGE favor they’re doing for you, making it easier for them to follow through and increasing their desire to help you.

The reason this tactic works so well is because you are now tapping into THEIR social network. Instead of your normal reach of a couple hundred people, you’re reaching thousands!

You’ll soon start getting comments on your post like “What’s the price?”; “Where is this located?”; “What’s the address?”

Here is where you start priming the pump with each person that comments. Respond back in the comments, letting them know that they need to check their DMs.

It’s in the DMs where the heavy lifting begins. However, you still want to respond back to the comment section of your post because 1) It’s respectful to do so; 2) The more comments on your post, the more exposure; 3) You ensure the commenter checks their “Message Request” Messenger folder (remember, you’re tapping into the network of your “Avengers,” so chances are you are NOT Facebook friends with most of these people!).

Step 5: Follow Up

Now, I must bring the “follow up” into this strategy just like in every other strategy I share with you. Follow-up is essential to see any real returns!

At this point, you’re moving the work into your DMs. At the macro level, here’s how it goes:

  1. Thank them for commenting
  2. Deliver the goods (i.e., the information on the property that you promised them)
  3. Follow up with a direct ask
